About the Role
We’re seeking a Senior Residential Property Manager to lead a portfolio of multi-unit developments in Meath. You’ll oversee all aspects of OMC block management—service delivery to SLAs, client relationship management, governance and budgeting—supported by in-house administration, accounts, credit control, and operations teams.
Key Responsibilities
- Manage the administration and performance of a portfolio of residential developments.
- Respond to client queries across phone, email, and post; ensure timely, professional correspondence.
- Attend/chair Directors’ meetings and AGMs/EGMs (after hours where necessary).
- Represent the business to Boards of Directors/Developers; maintain strong OMC relationships.
- Prepare budgets; oversee expenditure control and financial reviews.
- Conduct regular site visits per SLA and compile preventative maintenance plans and budgets.
- Coordinate support staff assignments; manage and conclude project work from Directors/Committees.
- Monitor service delivery quality and project timelines; ensure compliance with SLAs.
- Oversee credit control matters; liaise with internal accounts/operations on financial and works issues.
- Handle insurance policies, claims, requisitions, and compliance documentation.
- Prepare reports for clients and senior management; identify issues and implement solutions.
Essential Skills & Experience
- Experience
- 5+ years’ proven experience as a Facilities or Property Manager in Irish OMC residential block management.
- Qualifications & Licences
- Valid PSRA Class D licence and relevant third-level qualification (Property Management/Real Estate or similar).
- Technical Skills
- Proficiency in Microsoft Word and Excel plus property-sector CRM systems.
- Legislation
- Up-to-date knowledge of applicable property and housing legislation.
- Transport
- Full driving licence and access to own vehicle.
Desirable
- Mentoring junior team members or leading administration teams.
- Familiarity with contract management and tender processes.
- Strong report writing and document presentation skills.
- Confidence in client-facing roles and public speaking at meetings.
