Outline:
Applications are invited for the appointment of operations manager for our latest position on the Dublin-Belfast corridor in Drogheda.
As the operations manager, you will be working for a prominant facility management company as you manage the daily operations of a popular retail complex. As part of the duties of an operations manager, you will be expected to manage the complex, site services, operational team and additional facilities including the car park. The successful candidate will be familiar with compliance and regulatory bodies, and be able to develope strong professional relationships with co-workers and external contractors, a key responsibility of operations manager.
What you will be doing:
- Ensure the Centre and Car Park are operated and maintained to the highest possible standards, through regular inspections of the facilities, recording and actioning of issues as a priority.
- Develop good working relationships with tenants, customers and visiting contractors to the site, addressing any concerns in a timely manner.
- To develop and maintain good relationships with local statutory agencies such as Gardai, Fire Services, and Local Authorities.
- Ensuring compliance with statutory regulations relating to fire safety and general health & safety to include detailed incident investigation and insurance reporting.
- To incorporate Environmental, Social, and Governance (ESG) with sustainable planning for services and contractors for the Complex
- Maintenance of excellent records and plans relating to all aspects of site operations.
- Devise and implement a robust programme of planned preventative maintenance. (PPM)
- Effective control and management of third- party contractors whilst working on site.
- Effective management of soft services such as cleaning, security, landscaping and waste management, ensuring optimum service level delivery at an economical cost.
- Monitoring and control of tenants and their contractor operations to ensure safe practices and good housekeeping.
- Ensuring efficient energy management through elimination of wasteful practices and utilizing Building Energy management Systems (BEMS)
- Tendering of contractor services to ensuring best value is being obtained.
- Preparation of draft Service Charge budgets, including capital expenditure recommendations.
- Preparation of a property inspection reports, identifying items requiring remediation in the short, medium and long term.
- Develop key relationships with the local business community, media and local public representatives.
- Devise a bespoke marketing strategy for the Centre, using Website, social media, community organisations, local Radio and print media.
You will require:
- Previous experience procuring cleaning and security contracts
- Familiar with Social Media advertising
- Highly experienced negotiator
- Strong multi-tasker, with a keen ability to prioritise work
- Proficient with MS Office Word and Excel
- Previous experience dealing with contractors/permits and security systems
- Strong numeracy skills
- Full clean drivers licence essential
