Building Manager

Location: Dublin 2
Contract Length: Permanent
Position: Full-Time

Outline:

We are recruiting for an experienced building manager who will not only act as the first point of contact for all visitors to a busy city centre office complex, and liaise with external contractors as you will be responsible for all hard and soft surfaces within the grounds of this large complex.

The ideal candidate will have previous experience as a building manager or a similar role, and knowledge of relevant legislation, regulations, and building code.

Role and Responsibilities:

  • Daily ground checks of M&E, reception, security, cleaning, landscaping, waste management, plant rooms, cleaning checks, roof cleans, rwp cleans per PPM, etc
  • Coordination and preparation of daily reports to the property management team
  • Day-to-day PPM (micro) planner, scheduling, and retrieval of maintenance/ad hoc reports e.g. legionella, fire extinguisher reports
  • Technical abilities and understanding of BMS and LMS systems
  • Life safety systems, detailed understanding and experienced in the operation and maintenance of fire alarms, sprinklers, AOVs etc. Tempar daily reports, utility reports and bell test reports
  • Review RAMS submitted by contractor/occupiers, escalate to facilities manager with BM comments
  • Health and safety, ensure daily walks and audits (CLAYGO system) are completed, identify hazards, manage report and implement solutions in an efficient and timely manner. Update risk assessments
  • As the front facing representative, you will need strong communication skills as you speak with occupiers, visitors and contractors in a professional and courteous manner
  • Escalate potential issues with the property management team
  • Facilitate BMS schedules as instructed by FM/DPM
  • Implement sustainability initiatives set out by property management team
  • Organise fire evacuation drills with occupiers and the building management team
  • Create manageable workflows with the assistance of the building supervisor
