About the Job
As a Building Manager, you will oversee the day-to-day operations of a commercial property located in Dublin 2. Your key responsibilities include managing budgets, engaging contractors for planned and reactive maintenance works, liaising with tenants, and ensuring compliance with health and safety standards. You will also play a vital role in managing service contracts, reviewing property conditions, and implementing sustainability initiatives.
Key Responsibilities
- Property Management: Manage the building to an agreed budget, ensuring all operations run efficiently.
- Contractor Oversight: Engage contractors for maintenance and repairs, using the company’s purchase order system.
- Budgeting & Reporting: Assist senior management in preparing and reviewing annual budgets and expenditure reports.
- Tenant Liaison: Act as the main point of contact for tenants, addressing any operational concerns.
- Health & Safety: Implement and manage health and safety procedures, and liaise with insurance brokers as needed.
- Preventative Maintenance: Manage planned preventative maintenance schedules and asset registers.
- Sustainability Initiatives: Implement Environmental, Social, and Governance (ESG) programmes, uploading data to the designated ESG platform.
- Property Inspections: Conduct regular on-site visits and document inspections of the property
Ideal Candidate Profile
- Minimum of 3 years’ experience in property or facilities management within a commercial environment.
- A qualification in property or facilities management is essential.
- Strong technical knowledge of building systems and maintenance.
- Excellent communication and interpersonal skills for managing tenant relations.
- Highly organised, with the ability to manage multiple tasks and meet tight deadlines.
- Experience in budget management and contractor oversight.
- Proficiency in property management software (e.g. Yardi) is a plus.
- Self-motivated with a proactive attitude towards problem-solving.
