Are you an experienced residential property professional who understands that managing premium developments is as much about buildings, maintenance, contractors and compliance as it is about people?
We are recruiting a Residential Property Manager for an established property management company responsible for a growing portfolio of premium residential and multi-unit developments across Dublin.
This is a senior operational position with substantial responsibility for the physical condition, maintenance, compliance and day-to-day performance of the residential portfolio.
You’ll lead an established in-house maintenance function, manage specialist contractors and suppliers and ensure planned and reactive maintenance is delivered to consistently high standards. You’ll also take responsibility for Health & Safety, statutory compliance, budgets, procurement and the technical performance of the buildings under your management.
Just as importantly, these are people’s homes.
You’ll need to balance the technical and commercial requirements of managing significant residential assets with the expectations of residents who want their developments to be safe, well maintained and professionally managed.
This isn’t a lettings, sales or tenancy administration position. We’re looking for someone with substantial experience managing residential buildings, multi-unit developments or similarly complex properties, together with the technical facilities knowledge required to make informed decisions about building maintenance and services.
Responsibilities

As Residential Property Manager, you will:

Residential Portfolio Management
You’ll take a proactive approach to how the residential portfolio is managed.
Rather than simply responding when problems occur, you’ll regularly spend time across the developments, understand how each property is performing and identify issues before they become more significant.
You’ll work closely with the internal property and maintenance teams to establish priorities, monitor standards and ensure works are completed appropriately.
The objective is to maintain developments that are safe, reliable and professionally presented while protecting the long-term condition and value of the underlying assets.
This requires someone who understands the practical realities of managing occupied residential buildings, where maintenance decisions need to consider both technical requirements and their impact on residents.
Planned & Reactive Maintenance
A major part of your responsibility will be ensuring each development has an effective maintenance strategy.
You’ll oversee Planned Preventative Maintenance programmes covering critical building assets and ensure required works and inspections are completed within appropriate timescales.
You’ll also maintain oversight of reactive maintenance.
When urgent or complex issues arise, you’ll work with the maintenance team and specialist contractors to assess the problem, determine priorities and ensure the appropriate response is put in place.
Your technical remit will include:
- HVAC
- Building Management Systems (BMS)
- Electrical services
- Plumbing
- Fire detection and life safety systems
- Emergency lighting
- Building fabric
- Common areas
- Associated building infrastructure
You don’t need to personally repair these systems, but you do need sufficient technical knowledge to understand problems, assess proposed solutions and challenge contractors where necessary.
Maintenance Team Leadership
You’ll provide leadership to an established in-house maintenance team.
You’ll manage workloads, establish priorities and ensure the team understands both immediate operational requirements and longer-term maintenance objectives.
Your responsibilities will include:
- Workforce planning
- Work allocation
- Performance management
- Technical development
- Establishing service standards
- Supporting complex maintenance issues
- Improving departmental processes
We’re looking for someone who enjoys being visible and accessible to their team.
This isn’t a position where property operations can be managed exclusively from behind a desk. Regular site presence and engagement with the people maintaining the developments will be an important part of your working week.
Contractor & Supplier Management
You’ll manage specialist contractors and suppliers providing technical and maintenance services across the portfolio.
This will involve:
- Sourcing appropriate contractors
- Reviewing quotations
- Negotiating service agreements
- Monitoring contractor performance
- Ensuring appropriate insurance and certification is maintained
- Monitoring Health & Safety compliance
- Reviewing the quality and timeliness of completed works
- Managing procurement of tools, equipment and maintenance materials
You’ll need the commercial confidence to challenge costs and service standards while maintaining constructive working relationships with reliable suppliers.
Health, Safety & Statutory Compliance
You’ll take senior responsibility for property-related Health & Safety and statutory compliance across the portfolio.
You’ll ensure:
- Safety Statements remain current
- Risk assessments are completed and reviewed
- Statutory inspections take place as required
- Compliance documentation is maintained
- Building systems meet relevant Irish regulatory requirements
- Emergency systems and procedures remain operational
- Contractors comply with required Health & Safety standards
Strong knowledge of Irish Health & Safety legislation and statutory building compliance is essential.
Budgets & Commercial Management
You’ll be responsible for significant maintenance and operational expenditure across the residential portfolio.
You’ll monitor budgets, review contractor costs, manage procurement and identify opportunities to improve value without compromising property standards.
Sometimes the commercially sensible decision will be controlling immediate expenditure. In other situations, investing in preventative maintenance or replacing an ageing asset will provide considerably better long-term value than repeated repairs.
You’ll need the experience and judgement to recognise the difference.
You’ll also use maintenance management systems and operational reporting to monitor performance, response times, expenditure and resource allocation.
Resident Experience
Residential property management has an important human element.
Maintenance issues affect people’s homes, and residents need confidence that problems are being handled professionally.
You’ll work with residents, property teams, contractors and senior management to ensure issues are communicated clearly and managed appropriately.
That means being able to explain technical matters in straightforward language, manage expectations and remain professional when dealing with competing priorities.
We’re looking for someone who understands that excellent residential property management involves balancing resident experience, building performance, compliance and commercial responsibility.
Requirements
Essential Experience
To be considered for this position, you should have:
- Minimum 10 years’ experience within a regulated Facilities Management or property environment
- Minimum 8 years’ relevant experience within residential, hospitality, multi-unit or similarly complex properties
- Significant experience managing residential or multi-unit building operations
- Proven experience leading maintenance or technical teams
- Experience managing specialist contractors and service providers
- Strong technical understanding of modern building services
- Excellent knowledge of Irish Health & Safety legislation and statutory compliance
- Experience managing maintenance budgets and operational expenditure
- Strong commercial and operational judgement
- Excellent resident, client and stakeholder communication skills
- Full clean Irish driving licence
Technical Property Knowledge
This requirement is particularly important.
Although the title is Residential Property Manager, we’re not looking for someone whose career has centred primarily on lettings, sales, rent collection or tenancy administration.
You’ll be responsible for technically complex residential developments and will need to understand building services sufficiently well to:
- Assess maintenance problems
- Question contractors
- Evaluate quotations and proposed solutions
- Prioritise maintenance works
- Understand compliance implications
- Make informed investment decisions
Strong working knowledge of HVAC, BMS, electrical services, plumbing, fire and life safety systems, building fabric and preventative maintenance is therefore essential.
Leadership & People Management
We’re looking for an experienced manager who can lead both people and property operations.
You’ll need the confidence to establish standards, allocate resources, address performance concerns and support the professional development of your team.
You’ll also work closely with senior management and other property professionals, so the ability to communicate operational issues, risks, costs and recommendations clearly will be important.
