We are recruiting a Head of Facilities Management for an established residential property management company responsible for a growing portfolio of premium developments across Dublin.
This is a senior operational leadership appointment with responsibility for the performance, development and future direction of the Facilities Management function.
You’ll lead an in-house maintenance team, oversee specialist contractors, develop preventative maintenance strategies and take ownership of Health & Safety, statutory compliance, budgets, procurement and technical standards across the portfolio.
Just as importantly, this is a visible operational role.
You’ll spend time across the developments, understand how the buildings are performing, support your technical teams when more complex issues arise and ensure residents experience a professional and responsive facilities service.
For an experienced Senior Facilities Manager, Regional Facilities Manager or existing Head of Facilities, this is an opportunity to take broader ownership of a Facilities function while influencing how it develops as the property portfolio continues to grow.
Responsibilities
At a Glance
As Head of Facilities Management, you will:
- Lead the Facilities Management function across a premium residential portfolio

Facilities Leadership
Your first responsibility is the performance of the Facilities Management function itself.
You’ll provide clear direction to the maintenance team, establish priorities and ensure responsibilities are understood and delivered consistently.
You’ll manage workforce planning, daily workload allocation, performance and technical development while identifying opportunities to strengthen the skills and capabilities available within the department.
As the portfolio develops, you’ll also review existing procedures and introduce practical improvements that make the Facilities function more efficient, accountable and capable of supporting increasingly complex buildings.
This requires an experienced people manager who can establish high standards while maintaining a positive, collaborative working environment.
Planned & Reactive Maintenance
You’ll take a proactive approach to the condition and performance of each development.
Rather than allowing maintenance to become predominantly reactive, you’ll develop and maintain preventative maintenance programmes covering critical building assets and services.
Your remit will include:
- HVAC
- Building Management Systems (BMS)
- Electrical services
- Plumbing
- Fire detection and life safety systems
- Emergency lighting
- Building fabric
- Common areas and associated infrastructure
You’ll also maintain oversight of reactive maintenance, ensuring urgent issues are prioritised appropriately and supporting your team with more complex technical or operational problems.
The objective is straightforward: safe, reliable and well-maintained buildings with as little disruption to residents as reasonably possible.
Contractor & Supplier Management
Specialist contractors will support many of the technical services delivered across the portfolio, making effective contractor management a significant part of your role.
You’ll source appropriate suppliers, assess quotations, negotiate service agreements and monitor performance against agreed standards.
You’ll ensure contractors maintain appropriate insurance, certifications and compliance documentation while holding suppliers accountable for the quality, cost and timeliness of their work.
You’ll also oversee procurement of tools, equipment and materials required by the internal maintenance team, balancing operational requirements with responsible expenditure.
Health, Safety & Statutory Compliance
As the senior Facilities Management professional, you’ll take ownership of Health & Safety and facilities-related compliance across the portfolio.
You’ll ensure Safety Statements and risk assessments remain current, coordinate statutory inspections and maintain appropriate records demonstrating that buildings and their associated systems meet Irish regulatory requirements.
You’ll also ensure critical emergency systems and procedures remain operational and properly maintained.
This responsibility requires excellent knowledge of Irish Health & Safety legislation together with experience managing compliance within residential, hospitality, multi-unit or another regulated property environment.
Financial & Operational Performance
You’ll manage the Facilities department with the same commercial discipline expected of any significant business function.
Responsibilities will include departmental budgeting, procurement, operational expenditure and, where applicable, vehicle fleet management.
You’ll monitor maintenance costs and contractor performance, identify unnecessary expenditure and assess where investment in preventative maintenance or building improvements can provide better long-term value.
Using maintenance management systems and operational reporting, you’ll also monitor service performance and identify opportunities to improve productivity, response times and resource allocation.
Resident & Stakeholder Experience
Technical performance is only one measure of successful Facilities Management within a residential environment.
The quality of the service experienced by residents matters equally.
You’ll work closely with property teams, residents, contractors and senior management, ensuring facilities issues are communicated clearly and managed professionally.
This requires someone who can balance technical and commercial priorities with the expectations of people living within premium residential developments.
Requirements
Essential Experience
To be considered, you should have:
- Minimum 10 years’ experience within a regulated Facilities Management environment
- Minimum 8 years’ facilities management experience within residential, hospitality or multi-unit developments
- Proven experience leading maintenance or technical teams
- Experience managing specialist contractors and service providers
- Strong technical understanding of modern building services
- Excellent knowledge of Irish Health & Safety legislation and statutory compliance
- Experience managing departmental budgets and maintenance expenditure
- Strong commercial and operational judgement
- Excellent communication and stakeholder management skills
- Full clean Irish driving licence
Technical Facilities Knowledge
You don’t need to personally carry out every technical task, but you do need the knowledge to lead those responsible for them.
You’ll be expected to understand building systems sufficiently well to assess problems, challenge contractors, evaluate proposed solutions and make informed decisions about maintenance priorities.
Strong working knowledge of HVAC, BMS, electrical, plumbing, fire and life safety systems, building fabric and preventative maintenance is therefore essential.
A practical, hands-on understanding of facilities operations will be particularly valuable.
Leadership
We’re looking for someone who has already demonstrated that they can lead people successfully.
You’ll be managing multidisciplinary maintenance professionals and external contractors while working closely with senior management and property teams.
You’ll need the confidence to establish expectations, address performance issues, develop people and make decisions when operational priorities compete.
This is not a role for someone who wants to manage entirely from behind a desk. You’ll need to remain visible, accessible and engaged with both your team and the developments you manage.
Commercial Awareness
You’ll be accountable for significant maintenance expenditure and must be comfortable making commercially informed decisions.
Experience managing budgets, assessing contractor quotations, negotiating supplier agreements and identifying opportunities to improve value will be important.
The strongest candidates will understand the balance between controlling immediate expenditure and making sensible investments that protect building assets over the longer term.
