Job Summary

Hall Recruitment is recruiting two experienced Residential Maintenance Technicians for a large, professionally managed residential development in South Dublin.

These permanent positions will suit candidates with a proven background in facilities maintenance, building maintenance or residential property maintenance, who are confident diagnosing faults, completing repairs and carrying out planned preventative maintenance.

Working as part of an established on-site maintenance team, you will be responsible for responding to resident maintenance requests, maintaining communal facilities, preparing apartments between tenancies and ensuring building services remain in good working order.

The role requires practical experience across several maintenance disciplines, particularly plumbing and electrical fault diagnosis, building fabric repairs, painting and decorating, and planned preventative maintenance (PPM).

You will report directly to the on-site Maintenance Manager and work alongside other property and maintenance personnel to ensure maintenance requests are resolved efficiently and completed to a professional standard.

We are looking for candidates who have already worked in a professional maintenance environment and can demonstrate the technical knowledge and hands-on experience required to carry out the role.

A formal trade qualification is not essential, provided applicants have the required professional maintenance experience and technical competence.

Key Responsibilities

Reactive Maintenance & Resident Requests

You will respond to maintenance requests from residents and site management, diagnosing problems and completing repairs within your area of competence.

Responsibilities include:

  • Investigate and resolve day-to-day maintenance issues in residential apartments and communal areas.
  • Diagnose faults affecting plumbing, electrical fixtures and general building services.
  • Carry out appropriate repairs and maintenance work.
  • Identify faults requiring specialist intervention and arrange escalation through the Maintenance Manager.
  • Respond to resident maintenance requests within agreed service standards.
  • Communicate professionally with residents when attending maintenance issues.
  • Record completed works and report outstanding defects.
  • Ensure maintenance activities are completed safely and to a high standard.

What to demonstrate in your application: Previous professional experience as a Maintenance Technician or in a comparable building maintenance position, including examples of the plumbing, electrical and general maintenance faults you have diagnosed and resolved.

Plumbing & Electrical Fault Diagnosis

You will use your practical technical knowledge to investigate common plumbing and electrical maintenance problems and determine the appropriate corrective action.

Responsibilities include:

  • Diagnose common plumbing faults, including leaks, blockages and issues affecting sanitary fixtures.
  • Identify faults affecting taps, toilets, pipework and associated fittings.
  • Investigate electrical maintenance issues involving lighting, fixtures and related building systems.
  • Carry out repairs within your qualifications, competence and applicable safety requirements.
  • Identify faults requiring a registered electrician, qualified plumber or specialist contractor.
  • Provide clear fault information to the Maintenance Manager and relevant contractors.
  • Assist with follow-up checks once specialist repairs have been completed.

What to demonstrate in your application: Practical experience in plumbing and electrical fault-finding within a professional maintenance environment. Applicants should be able to explain the types of faults they have diagnosed, the repairs they have undertaken and when specialist assistance was required.

Planned Preventative Maintenance (PPM)

You will carry out scheduled maintenance activities to help maintain the condition and performance of buildings, equipment and communal facilities.

Responsibilities include:

  • Complete assigned PPM tasks in accordance with maintenance schedules.
  • Conduct routine inspections of building systems, fixtures and facilities.
  • Identify early signs of wear, deterioration or equipment faults.
  • Carry out preventative repairs and maintenance activities.
  • Record maintenance findings and completed works.
  • Report defects requiring further investigation or specialist attention.
  • Assist with scheduled contractor maintenance visits.
  • Support the Maintenance Manager in ensuring PPM tasks are completed on time.

What to demonstrate in your application: Previous responsibility for completing PPM schedules, undertaking building inspections and carrying out preventative maintenance within residential, commercial, hospitality or facilities management environments.

Apartment Turnarounds & Building Fabric Maintenance

You will assist with preparing apartments between tenancies, ensuring properties are maintained and presented to the required standard.

Responsibilities include:

  • Inspect apartments and identify repair or maintenance requirements.
  • Carry out painting, decorating and making-good works.
  • Complete minor carpentry and building fabric repairs.
  • Repair or replace damaged fixtures and fittings.
  • Address maintenance defects identified during apartment inspections.
  • Assist with preparing apartments for incoming residents.
  • Ensure completed work meets the required quality and presentation standards.
  • Coordinate outstanding specialist repairs with the Maintenance Manager.

What to demonstrate in your application: Professional experience completing apartment turnarounds, painting and decorating, building fabric repairs or similar maintenance activities in residential property, hospitality or facilities management.

Communal Areas & Shared Facilities

You will help maintain communal buildings and facilities, ensuring shared spaces remain safe, functional and well presented.

Responsibilities include:

  • Carry out maintenance and repairs in communal areas and shared facilities.
  • Inspect fixtures, fittings and building fabric for defects.
  • Diagnose and resolve general maintenance issues.
  • Complete assigned repairs and preventative maintenance tasks.
  • Identify issues affecting building safety or functionality.
  • Coordinate with colleagues and specialist contractors where required.
  • Maintain accurate records of outstanding and completed works.

What to demonstrate in your application: Experience maintaining shared facilities, communal areas or operational buildings, with the ability to diagnose faults and complete repairs independently.
