Job Overview

As an Operations Manager, you will be responsible for the overall management and operational efficiency of two prestigious commercial properties in Dublin. These properties, located in prime business districts, combine modern office facilities with unique architectural features, offering coworking spaces, meeting rooms, and flexible office solutions. Your role will focus on maintaining operational excellence, managing tenant relationships, and ensuring that the properties are safe, efficient, and welcoming work environments.

The ideal candidate will bring at least three years of experience in property or facilities management, complemented by technical expertise, excellent organisational skills, and a proactive approach to problem-solving. Strong interpersonal skills and the ability to manage multiple priorities will be key to success in this role.

Key Responsibilities

  • Operations management: Oversee the day-to-day operations of two premium commercial office properties, ensuring their efficient functioning.
  • Planned and reactive maintenance: Coordinate and supervise maintenance and repairs, engaging contractors as needed.
  • Tenant engagement: Serve as the main point of contact for tenants, addressing their inquiries and ensuring their satisfaction.
  • Budgetary management: Prepare, monitor, and manage annual budgets, as well as review and approve invoices.
  • Health and Safety: Ensure compliance with all relevant safety regulations and implement risk management practices.
  • Environmental and sustainability initiatives: Drive ESG (Environmental, Social, and Governance) initiatives, ensuring properties meet sustainability standards.
  • Property inspections: Conduct regular inspections to maintain high operational standards and address potential issues promptly.

Requirements

Essential Requirements

  • Minimum of three years’ experience in property or facilities management.
  • Strong technical knowledge of commercial building operations.
  • Proficiency in property management systems like Yardi or similar tools.
  • Excellent organisational, communication, and problem-solving skills.

Desirable Requirements

  • Familiarity with ESG reporting and sustainability practices.
  • Experience using CMMS or other maintenance management platforms.
  • Membership in professional organisations such as Engineers Ireland.
